The old adage "time heals all wounds" unfortunately does not apply to deterioration and defects in masonry, concrete, roofs, floors and other building components.  Problems resulting from delamination, cracking, flaking, effloresence, spalling, loose units and excessive wear typically become worse, and ultimately more costly to repair, if left uncorrected. 

SURMAC is sensitive to the budget constraints many of its clients face, and often is able to devise effective, cost-saving solutions that either completely eliminate or safely defer the need for more expensive major repairs.  Here are a few examples of projects where SURMAC's years of experience, familiarity with cutting-edge products and techniques, and willingness to "think outside the box" resulted in substantial savings for our clients: 

Roof repair in lieu of roof replacement at a manufacturing facility:

Based on our own experience as well as published reports, SURMAC can attest that the overwhelming majority (statistically, as many as 95%) of roof leaks originate at parapets and penetrations, and a small fraction (the remaining 5%) occur in the open roof fields.  We've found that costly roof replacement can be reasonably deferred for 5-7 years with a system we've developed for repairing parapets and roof penetrations.  These repairs are performed at a fraction of the cost of a new roof and eliminate most leaks originating from the roof.  There may remain a few leaks coming from the open field that still need to be chased down and addressed, but that normally is not a difficult task.  SURMAC has performed parapet and roof penetration repairs at a number of facilities, including a lighting manufacturing plant, to save the building owners the cost of installing new roofs.

Densification and sealing system applied in lieu of costly coating of insurance company headquarters:

After the exterior of a 70-year-old multi-story brick building was sandblasted by another contractor, the owner was left with a massive air and water infiltration problem.  The owner believed the only solution was to coat the brick at considerable expense.  SURMAC was able to deliver a much less costly, and aesthetically preferable, alternative with its proprietary densification and clear sealant system.

Concrete floor at industrial distribution center repaired in lieu of replacement:

When the property management company in charge of a large distribution center contacted SURMAC about problems with the facility's concrete floor, it was of the belief that the floor would have to replaced.  SURMAC not only was able to repair the floor at considerable savings for the owner, but also won the International Concrete Repair Institute's Award of Merit for its work at the site.  In addition to the savings achieved by repair in lieu of costly replacement, SURMAC's prompt turnaround time on the project enabled the management company to generate income for the owner by quickly leasing the space.

Substandard tuckpointing corrected with densification and sealing system at a large luxury hotel:

The owner of a large seaside luxury hotel invested $5 million renovating the hotel only to discover significant water infiltration due to substandard tuckpointing by another contractor.  SURMAC saved the owner hundreds of thousands of dollars by correcting the problem with its proprietary densification and sealing system.  Three years and two hurricanes later the hotel is still leak-free. 

Above and below ground leaks analyzed and solved at a rural church:

This beautiful country church was plagued for years by multiple leaks both above and below grade.  SURMAC analyzed the issues and saved the church several hundred thousand dollars with a repair package for all problems noted.  Three years later, no leaks have reappeared.
